Palmava Breaks Ground: ₱2-Billion Sustainable Community Rises in Cordova

As Cebu’s expansion accelerates alongside major infrastructure like the Cebu–Cordova Link Expressway (CCLEX), sustainability is becoming central to how new communities are built.

This approach is reflected in Palmava, a ₱2-billion residential and commercial development by Johndorf Ventures Corporation (JVC), rising in Barangay Poblacion, Cordova.

Designed as a low-density, resort-inspired community, it integrates open spaces, natural ventilation, and wellness-focused amenities for Cebu’s growing middle- and upper-middle-income market.

“Palmava was envisioned with sustainability at its core,” said Francis Edhilson Icamen, JVC assistant vice president for sales and marketing.

“We aim to create a development that is environmentally responsible, economically sensible, and livable for the long term,” he explained.

Unlike many compact developments, Palmava allocates 32 percent of its land to open spaces, exceeding typical standards.

Around 48 percent is used for building footprint, while 20 percent is reserved for circulation, greenery, and shared amenities.

“This balance avoids the concrete-heavy feel of high-density projects,” said Frances Abegail Lim, AVP for business development.

“Our green spaces help reduce heat, improve airflow, and promote healthier lifestyles. Sustainability here is experienced daily through light, air, and space,” she added.

Tropical design

The development’s tropical design supports this goal, with natural ventilation, larger windows for daylight, balconies for every unit, and a centralized amenity core.

“This is sustainability translated into design,” said Norman H. Imbong, marketing manager. “The layout and integration of greenery reduce reliance on artificial cooling and lighting.”

Palmava is also planned as a walkable community, reducing the need for frequent vehicle use within the development. A 3,690-square-meter amenity area will feature pools, jogging paths, a clubhouse, wellness spaces, and landscaped parks.

Nearby commercial spaces are intended for cafés and essential services, allowing residents to meet daily needs within the property.

“Sustainability is also about reducing everyday friction,” Imbong said, adding, “when essentials are nearby, residents consume less fuel and live more efficiently.”

The development includes smart-home features, secure access systems, and standard safety measures. Parking is located at ground level to balance accessibility and reduced vehicle dependence.

The first phase, Building A, a 12-storey tower with 132 units, is now in pre-selling, according to assistant marketing manager Jannie Cañares. Completion is targeted by 2030, with the full project projected toward 2033.

“With Palmava, sustainability also means value preservation,” Cañares said. “Well-planned developments remain desirable over time.”

Located just 1.8 kilometers from CCLEX, Palmava offers access to Cebu City and Mactan while maintaining a more open, less congested setting.

“It is a sustainable resort community designed for today, and built with tomorrow in mind,” Cañares added.
